Look for inspectors certified by respected organizations such as the American Society of Home Inspectors (ASHI) or the International Association of Certified Home Inspectors (InterNACHI).
Home inspection fees vary depending on the size of the property and the extent of the inspection. Typically, pricing starts around $350 and goes up. Keep in mind that the cheapest/most expensive option may not always be the best. Look for a home inspector who offers a comprehensive inspection, is transparent about their pricing, and will take time to review the report with you.
Once you've chosen a home inspector, schedule the inspection. The inspection usually takes 2-3 hours, and you should plan to be there for the last 30 minutes for an overview of the inspection results. If you're financing with a VA Loan, you'll need a WDO inspection. Schedule the WDO inspection for the same time as the home inspection.
